Fee Transparency Guide

We are committed to providing clear and upfront pricing to help you budget with confidence. Below is a breakdown of costs associated with leasing an apartment, including base rent, required fees, and optional add-ons.

Base Rent

Base rent varies by floor plan and availability. Prices are subject to change without notice.

  • Studio: Starting at $1,800/month
  • 1 Bedroom: Starting at $2,100/month
  • 2 Bedroom: Starting at $2,600/month
  • 3 Bedroom: Starting at $3,200/month

 

Required Fees

These fees apply to all residents and cover essential services.

  • Application Fee – $50 (One-time, non-refundable)
  • Admin Fee – $200 (One-time, due at lease signing)
  • Security Deposit – $500–$1,500 (Varies based on credit screening)
  • Monthly Amenity Fee – $75/month (Covers shared amenities like the pool, gym, and clubhouse)

 

Optional Fees & Add-Ons

Customize your living experience with additional services.

  • Parking Fees:
    • Reserved Covered Parking – $100/month
    • Garage Parking – $150/month
  • Pet Fees:
    • Pet Deposit – $300 (One-time, per pet)
    • Monthly Pet Rent – $35/month per pet
  • Trash & Valet Services – $30/month
  • Washer/Dryer Rental – $40/month (If not included in the unit)
  • Storage Units – $50–$100/month (Based on size and availability)

 

One-Time Move-In Fees

  • Lease Initiation Fee – $100
  • Key Fob/Fitness Center Access Fee – $25
  • Move-In Admin Fee – $150

 

Billing & Payment Information

  • Rent and applicable fees are due on the 1st of each month.
  • A late fee of $75 applies if payment is not received by the 5th of the month.
  • Online payments, ACH transfers, and credit/debit card payments are accepted (credit card transactions may incur a 3% processing fee).
